Disquiet

The brief
Peace and quiet from the chaos of everyday life. A high end shelter. A place to escape and feel protected.

So every space was designed to quieten: fewer materials, cleaner details and everything seamlessly integrated, from the kitchen and terrace to the pool and the timber staircase.

Your questions, answered by Matthew

The things villa owners ask us most. Each one has a short video, so you can hear it straight from the person who'll be leading your project.

What's the difference between hiring MJM|DA and hiring an architect and a contractor separately? To film
To film
Matthew answers

Most building projects in Malta are fragmented. You hire an architect, then an engineer, then a contractor, then sign 25 to 30 separate contracts and orders with suppliers, and you're the one holding it all together. We're one team: architecture, interiors, structural engineering, building services and project management, under one roof. One contract, one point of responsibility, from the first sketch to the day you move in.

Can you tell me if a villa has problems before I buy it?To film
To film
Matthew answers

Yes, and it's the best time to call us. Before you sign the promise of sale, we can look at the property and tell you what's possible and what isn't: the structure, the legal side, planning, heritage and any third party rights. We can also prepare an estimate of costs, so you know what you're really buying before you commit.

Can I open up this wall, extend, or add another floor? To film
To film
Matthew answers

It's the question we hear most. Almost anything is possible. The real question is whether it's feasible: what it does to the structure, whether planning allows it, and what it costs compared to what it gives you. Our structural engineers sit in the same team as our architects, so you get a straight answer early, before you've paid for a design you can't build.

How much will my villa project cost?To film
To film
Matthew answers

Honestly, nobody can give you a real number from a phone call, and you should be careful of anyone who does. A real cost needs a basic study: what you want, and what the property allows. That's why we develop the design, the cost and the timeline together. You see all three side by side before you commit, so the design you fall in love with is one you can actually afford.

How are your fees structured? To film
To film
Matthew answers

After the first call, we put together a clear scope, the steps to make your project happen, and an estimate for our services. We show you examples of every deliverable, so you know exactly what you're paying for. When you compare firms, don't only compare fees. Compare what you get in return, and what it saves you in mistakes, rework and time.

Do you handle the planning permit? To film
To film
Matthew answers

Yes. We've worked across every area designation in Malta, from development zones to ODZ. We don't rush a design through just to get a permit. We put the detail in from the start, because a well considered application is far less likely to need amending later. A permit is one step. The goal is a home that works.

How long does a villa project take?To film
To film
Matthew answers

It depends on the villa, the scope and the permit, so we won't give you a number before we understand the project. What we will give you is a plan of work from the start: every stage, in sequence, with a realistic timeline. On site, our project managers schedule every trade and every delivery, and report back to you regularly.

Who builds it? Do I need to find my own contractors? To film
To film
Matthew answers

You don't. With our Integrated Design and Delivery service, we handle procurement and contracting for you, with a carefully selected skilled workforce, and our project managers run the site. With IDDS+, you sign one contract with us instead of 25 to 30 with different contractors and suppliers. You stay at the centre of the decisions. We take on the hard grind.

Do you design the interiors too?To film
To film
Matthew answers

Yes. Architecture and interiors are designed as one, not handed from one firm to another. Layouts, materials, lighting, joinery and furniture are thought through together, down to where every socket and lighting scene goes. On some homes we've even custom made the furniture.

I live abroad, or I'm very busy. How involved do I need to be?To film
To film
Matthew answers

As involved as you want to be. You make the decisions that matter: the look, the feel, the budget. We handle everything else. Our project managers keep you updated regularly, so you always know where things stand, wherever you are.

What happens on the free Villa Feasibility Call?To film
To film
Matthew answers

You tell us about your villa, your plans and your budget. We tell you honestly what's possible, what's feasible, where the risks are, and how we'd take it from concept to completion. There's no obligation. If we're not the right fit, we'll tell you, and you'll still leave with a clearer plan than you came with.

What happens after handover?To film

Matthew answers

We don't disappear. We see the project through to a genuinely finished result and we stand behind it. It's a big part of why, after 23 years, most of our work still comes from word of mouth.
